Highview Condominium II
Board of Directors - Meeting Minutes
September 5, 2002, 7:30 p.m.

The Thursday, September 5, 2002, meeting of the Highview II Board of Directors was called to order at 8:00 p.m. The sole purpose of the meeting was to discuss the performance of the building's temporary super over his three weeks of employment and possibly offer him the job on a permanent basis.

In attendance were Board members Victor Bellini, Robert Boynton, Stephanie Greenberg, and recently appointed Marg Setteducatto. Marg Setteducato was approved by a majority of Board members earlier in the day by email as an appointment to replace Vinny Alfano who resigned on August 15, 2002.

Board members Carl DiLorenzo, Bill Geary, Bob Malta, Frank Mattera, and Miriam Montalvo were absent from the meeting, however, Carl DiLorenzo, Bill Geary, Bob Malta, and Miriam Montalvo had expressed their vote in writing for the single topic at hand. Rob Bessa, temporary super was also in attendance at the beginning of the meeting.

A copy of the formal job description was reviewed with Rob. Rob was asked about any maintenance concerns he might have about the building, concerns or reservations he might have about the job description, and whether he still wished to be considered for the position. Rob indicated that the job description was clear and that he was comfortable with all responsibilities of the position.

He did offer maintenance concerns about hallway lighting, security camera dead-spots, and the considerable quantity of garbage being deposited in the recycling area and the fire hazard he believes it presents. Rob noted the considerable time it takes for him to manually feed all the garbage into the compactor that residents choose to deposit in the recycling area garbage cans instead of sending down chutes. He also suggested that garbage being walked down is sometimes spilled in the elevator, stairwells, and lobby.

Rob was excused from the meeting for the Board to privately discuss his performance.

A formal vote was taken to offer the position to Rob at the salary of $27,000. There will be a six month probationary term. At three months and six months, there will be a formal/written review of his performance conducted with the managing agent.

There had been discussion of withholding the apartment until the probationary period is completed, but the Board agreed that the necessity for the super's 24 hour residency was crucial and the apartment will be his immediately.

At approximately 9:30 p.m., Rob was invited back into the meeting and was offered the position. Agreements were signed: 1) job description, 2) performance evaluation guidelines, and 3) occupancy of apartment L-K conditions including management's 24/hr. right of access and 30 calendar-day departure in case of resignation or termination. Copies of these documents are attached for the record.

Rob was congratulated and the meeting was adjourned.
