General:

1. Mr. Affatati reviewed the monthly management report.

2. Ms. Devine gave a brief presentation on the installation of cable television. Cable wiring is to be installed in the hallways hidden behind moldings. The contract has been forwarded to Mr. Mazzucca for review.

3. Damages to unit 6K resulting from a burglary in December 1985 were discussed. According to the condominium by-laws, the entrance door and windows are the property of the unit owner. The claim will be turned over to our insurance company for consideration however.

Resolutions: Vent cap. The vent cap has been installed.

Open Issues:

1. Bids on exterior lighting. This item is still on hold. Mr. Keenan's proposal is not available at this time.

2. Leak in apt. 6D/5D. This matter has been turned over to our attorney.

3. Leak in apt. 3J/4J. Mr. Affatati stated that there is still a leak in the pipes and/or bathtub.

4. Canopy. Mr. Affatati received an additional bid to replace three sides of the canopy at a cost of $500. He will look at the material and if it is acceptable, we will use this bid. Otherwise, we will proceed with the previously approved bid of $1850.

5. Boiler. A motion was made to accept the boiler maintenance contract with Star Boiler Co. at a cost of approximately $600 per year. This motion was seconded and carried.

6. TV antenna. Antenna King indicated that the only type of antenna that could offer any difference in TV reception was a high gain antenna. There is no guarantee that reception will improve, however.

A motion was made that the existing antenna be replaced with a high gain antenna at a cost of approximately $250. This motion was seconded and carried.

7. Elevator signs. Mr. Affatati stated that the signs would be up Monday, June 2, 1986.

8. Sprinkler Contract (garage). Mr. Affatati stated that the contract was signed and sent out. He stated that the sprinkler company will inspect the garage before June 14, 1986.

9. Superintendant Uniforms. Mr. Affatati stated that the shirts came in but the pants did not fit Carlos, therefore they had to be reordered.

10. Roof. Inspection of the roof has led to the discovery of numerous leaks in the area where the astroturf formerly covered the roof. It appears that at least a portion of the roof will have to be resurfaced.

Mr. Affatati presented a bid to resurface with a rubberized roof at a cost of approximately $6500 for fifty to seventy-five percent of the roof. The material to be used carries a forty year manufacturers guarantee.

A standard double layer roof with a ten year guarantee would cost approximately $5000 for the same area.

It was suggested that we obtain estimates to resurface the entire roof before any decision is made.

This matter will be discussed further.

In a related matter, damages to apt. 6G will be repaired, as that apartment is in contract for sale.

11. Interlocking doors. There is no change in the status of this item from the previous month.

12. Contract with Superintendent. A proposed contract with the superintendent was reviewed. There were numerous deficiencies in the contract both from the point of view of the condominium and the superintendent. The contract will be returned to Mr. Mazzucca to be redrafted. It will then be reviewed again.

New Business:

1. Lease on apt. 4G. Mr. Affatati recommended that we fine the unit owner $500 for failing to submit a signed lease. There appears to be a problem with paperwork. This matter will be looked into.

2. A newsletter will be distributed to all unit owners.

3. The garbage area in the rear of the building should be cleaned up by Carlos.

4. A suggestion was made that Mr. Finnerty authorized sales agreements without complete paperwork from MCI, so that unit owners will not be delayed in their closings.

5. Mr. Affatati will handle the complaint of Mrs. Biren, apt 3B, that MCI has failed to cooperate with her request for information regarding a refinancing of her mortgage.

The meeting was adjourned at 10:30 P.M.
