1. A new mixing valve is to be installed on the boiler.

3. The super has completed the painting of the hallway ceilings.
4. Some unit owners have complained about late charges which appear on their statements. The board of managers has the right to impose late charges, as stated in the prospectus. It has always been the policy of this condominium to impose late charges for late payments. Common charges are due the FIRST of the month. Late charges are not imposed on a unit owners account unless the payment is received on the 20th of the month or later.
5. A lien has been placed on unit 5D for non-payment of common charges.
6. The board requested that Island Condo provide us with the management report prior to the board meeting.
7. The possibility of retrieving security deposits from BUG and Con Edison will be looked into.
8. The condominium will follow up with our insurance company in regard to vandalism that occurred to a unit owners car in the garage.
9. A lock will be placed on the laundry room door. This lock will match the front door lock.
10. The parking lot stones should be filled in and raked.
11. Bids should be obtained from three(3) landscapers.
12. The ramifications of towing cars that overstay their welcome in the front driveway should be investigated.
13. Estimates on repairing the parapet wall will be discussed at the next board meeting.
14. Estimates on testing the oil tank will be discussed at the next meeting.
15. Carlos should compact the garbage on Sunday's as well as Saturday's. He is to be paid overtime for this duty.
16. Carlos should clean around the shrubbery and hedges outside as well as clean the light fixtures in the hallways.
